We are inviting community feedback on a Planning Proposal and Draft Affordable Housing contributions scheme for the Bega Urban Land Release Area.
Council has endorsed a planning proposal to amend the Bega Valley Local Environmental Plan 2013 (BVLEP 2013), aiming to rezone approximately 279 hectares of land currently zoned rural, rural residential or productivity support.
Drawing on the recommendations of the Bega Structure Plan, the Bega Urban Land Release Planning Proposal aims to support the creation of new homes, shops and public spaces, laying the foundation for 25 to 30 years of housing supply in the Bega Valley Shire.
The proposal outlines the development of three new neighbourhoods, supported by essential infrastructure such as roads, utilities and open spaces. If approved, the rezoning could enable the construction of more than 2,200 dwellings.
The land proposed for rezoning is currently zoned as rural, rural residential or productivity support. The new zoning would include a mix of low-density and rural residential housing, commercial areas and public open spaces.
Funded by the NSW Government’s Regional Housing Strategic Planning Fund, the proposal and its supporting technical studies were prepared by specialists in collaboration with Council staff, government agencies, and informed by community feedback to the Bega Structure Plan.
A Draft Affordable Housing Contributions Scheme accompanies the proposal, applying to land where residential capacity will increase. Contributions may be made via monetary payments, completed dwellings or land, depending on individual circumstances.
Feedback about the planning proposal and contributions scheme are welcome during the exhibition period which runs from 22 September to 2 November 2025.
