Bega Valley Shire Council is seeking community feedback on a planning proposal to rezone 279 hectares south of Bega to support the creation of new homes, shops and public spaces.
The Bega Urban Land Release Planning Proposal follows recommendations from the adopted Bega Structure Plan 2024 and Gateway approval from the NSW Government.
Mayor Russell Fitzpatrick said the planning proposal lays the foundation for long-term housing supply in the shire.
“This is an important part of planning responsibly for our shire’s future,” Mayor Fitzpatrick said.
“With our population growing and a shortage of housing, this proposal is a step towards enabling more housing options that support sustainable growth.
“If approved, it will enable the development of more than 2,000 new homes, offering a variety of densities, lot sizes and dwelling types to meet the needs of first home buyers, families, single-person households, seniors and key workers.”
The proposal outlines the development of three new neighbourhoods, with supporting infrastructure including roads, utilities and open spaces.
As part of the Bega Urban Land Release Planning Proposal, a Draft Affordable Housing Contribution Scheme has been developed and is also on exhibition. It proposes 2% of the increase in land value from rezoning be reinvested into providing affordable homes.
To give the community a chance to learn more and ask questions, Council is hosting two drop-in sessions at the Bega Valley Commemorative Civic Centre:
“The goal of this consultation is to ensure everyone has the opportunity to share their views and concerns,” Mayor Fitzpatrick said.
“We value the input of our residents and will carefully consider all feedback before any final decisions are made.”
